Why hosts are moving now

Airbnb changed the deal.

In the last year Airbnb raised what it keeps from each stay and limited what you can know about your own guests.

15.5%

Comes out of your payout

The old split fee charged hosts 3%. Now hosts pay 15.5% of every booking. A $100 stay that paid you $97 now pays $84.50.

Your guest list goes dark

For bookings from Nov 20, 2026, hosts can’t collect guest emails, phone numbers or IDs, or require their own rental agreement, on Airbnb stays.

Guests on Flexible and Moderate listings can book without paying upfront, and hosts can’t opt out. Airbnb itself reported “a very elevated level of cancellations.”

What we build

Everything you need to take bookings yourself.

Done for you, set up in your name, and simple enough to run without us.

02

Questions

Direct booking FAQ

Do I have to leave Airbnb?

No. Most hosts keep Airbnb for new guests and use direct booking for repeat guests, referrals and Google traffic. Your calendars stay synced so nothing double-books.

Is this against Airbnb’s rules?

Having your own website is allowed. What Airbnb doesn’t allow is using its messages or listing to send guests elsewhere, so we never do that. Your site gets found through Google, your email list and your own marketing.

Will guests trust booking on my own site?

That’s what we design for: your real reviews, license number, clear policies, recognizable secure card checkout and fast replies to questions.

Who handles payments and damage?

Payments go through a secure card processor straight to your bank account. On direct stays you set your own deposit, rental agreement and ID check.

What about taxes and permits?

Airbnb collects some occupancy taxes for you. On direct bookings you may need to collect and file them yourself, so check with your accountant and your city’s short-term rental rules. We can set up your booking platform to add the taxes you tell us apply.

How fast will direct bookings come in?

Your site can take bookings in about four weeks. Direct share grows as past guests return and your Google presence builds, so think months, not days.
